Villa vs. Townhome in the DR: What’s Right for You?

Villa vs. Townhome in the DR: What’s Right for You?

Are you thinking about making the big move to the Dominican Republic? Or are you planning and debating what type of home is best for your lifestyle? Fortunately, the DR is full of diverse housing options, with two of the most popular being villas and townhomes. But what factors should you consider when choosing your brand-new forever home?

In this short blog with Casa Linda, let’s delve into whether a townhome or villa is the best fit for you in the Dominican Republic. At Casa Linda, we have a thriving community of expats in the heart of the Dominican Republic’s north coast. Let’s dive in!

Factor #1: Space

Before venturing out to find your forever home, it’s essential to think about how much space you’ll truly need. Although both villas and townhomes in the Dominican Republic are exceptional in terms of quality and design, they vary significantly in terms of size.  On average, our townhomes offer a smaller footprint than villas, measuring 1,333.16 ft². In contrast, our villas offer a much wider range of sizes, from 1,071 ft² to 2,790 ft². Villas can also be customized to be bigger if needed, with additional rooms.

As a result, townhomes are often better suited for single travellers and couples, whereas villas are often more comfortable for couples, young families, and those hosting gatherings.

Here are some questions to guide your decision:

  • “Will I ever have family over? If so, how often?”
  • “How much storage do I need?”
  • “Will I want to host parties and events?”

Factor #2: Cost

There’s no way around it: cost is always one of the deciding factors when it comes to home ownership. Similar to anywhere else, townhomes in the DR are typically less expensive than villas. This is often reflected in finishes, features, and other customization options.

At Casa Linda, our villas and townhomes in the Dominican Republic are no exception. Our villas currently range from $219,800 USD to $529,000 USD, depending on model and customization options. Our townhomes, on the other hand, have a cost of $199,700 USD.

Factor #3: Customizability

Your home should reflect who you are as a person. From the floor plan and finishing to the decor afterward, it should illustrate who you are from start to finish. With this in mind, it’s essential to understand the distinction between our villas and townhomes in the Dominican Republic. Casa Linda’s townhomes follow a fixed, modern layout. This helps ensure that our townhome offerings can be offered at an affordable rate with high-quality construction.

Our villas, on the other hand, offer a wide range of customizations, including:

  • Additional bedrooms & bathrooms (for some models)
  • Guest-house add-ons
  • Pool size
  • Lots size
  • Finishes
  • Tiling
  • And much more!

Factor #4: Ownership Options

One often overlooked factor when deciding between these two housing options is how you’d like to own it. At Casa Linda, we’re proud to offer a variety of homeownership options for our villas and townhomes in the Dominican Republic. All our villas require a standard buying process, including an initial down payment and several other payments at each stage of the construction process.

Our townhomes can be purchased either through a standard buying process or through our co-ownership program. Co-ownership allows expats to become partial owners of five townhouse units and use them throughout the year. You can remain in the program for as long as you’d like, making it perfect for expats who are still working abroad, or simply not ready for a full-time commitment. Then, when you’re ready to transition to full-time ownership, we’ll buy back your shares at full price plus an additional 6% interest per year.
