Why Cabarete Real Estate is a Smart Investment For Retirees

Why Cabarete Real Estate is a Smart Investment For Retirees

The Dominican Republic is highly renowned in many areas, including its breathtaking beaches and landscapes, tranquilolifestyle, vibrant wildlife, and more. This Caribbean country has rich cultural customs and is steeped in history, bringing in tourists year after year. Cabarete, located on the DR’s Northern coastline, is known as the watersports capital of the Caribbean—regularly bringing in visitors from all over the world. But is Cabarete a wise (and safe!) real estate investment for expat retirees?

Here are several reasons why Cabarete is one of the top options for real estate investors. Keep reading and discover more with Casa Linda, where we help make your dreams of affordable luxury living a reality.

Stable Government & Banks

The Dominican Republic continues to flourish year after year, having experienced high levels of stability since the 1990s. Thanks to a strong tourism industry, many real estate owners in Cabarete and surrounding areas have seen property appreciation over the years.

A stable government system is accompanied by a highly stable banking system supported by dynamic monetary policies. The Central Bank of the Dominican Republic is at the centre of the country’s banking system, overseeing regulations nationwide. Retiree expats can use the Dominican Republic’s regulated banking system to complete daily transactions, including bill payments, wire transfers, deposits, and stock investments.

Unlimited Rental Opportunities

The Dominican Republic remains one of the best places for real estate investors in the Caribbean, with tourism contributing to nearly 20% of the country’s GDP in 2024. When you invest in a property with Casa Linda, you’re opening the doors to endless real estate and rental opportunities.

If you’re not quite ready to retire completely, why not escape to Cabarete during the winter months? Trade in your snow shovels for beach shovels, and when you return home, you can rent out your property. Our villas at Casa Linda make ideal short-term rentals using services such as Airbnb. Cabarete is a popular tourist town, often with watersports tournaments and competitions throughout the year, so you can still generate income even if you’re away!

Our Casa Linda properties have 24-hour security, with our villa management team watching them. So, no matter how long you’re away, you can rest assured that your property is secure.

Affordability in Paradise

When you purchase real estate in Cabarete, you’re opening yourself to a luxurious retirement lifestyle on a wallet-friendly budget. The Dominican Republic offers a lower cost of living than other countries, with everything from groceries to utilities being a fraction of that of other countries. Why The Dominican Republic is Becoming the Top Retirement Destination for Americans

Why The Dominican Republic is Becoming the Top Retirement Destination for Americans

Every year, as the weather turns to winter, more and more Americans flock to the Dominican Republic. It’s no surprise, given the island’s welcoming locals, breathtaking natural beauty, and overall affordability. But what if you never wanted to leave, staying in tropical paradise forever?

Well, the good news is you can! The Dominican Republic accepts expats from around the world, including the United States. Discover and learn more about why the DR is one of the top retirement destinations for Americans.

Unparalleled Natural Landscapes

The Dominican Republic is a nature lovers’ paradise, featuring lush rolling hills, cascading waterfalls, and plenty of beaches! With over 5,600 plant species and eight types of ecosystems, the rich natural diversity of the island never gets old. You could even pick up bird watching and create a journal to see if you can find all 300 bird species in the DR

Many Dominican Republic Retirement Communities are centrally located near popular outdoor activities. El Choco National Park is only a 20-minute drive from Casa Linda and spans over 30 miles! One of the island’s newer parks, this nature reserve offers the opportunity to discover underground pools, lagoons, and trails. Afterward, join a guided tour to get a rarely-seen glimpse of the Dominican Republic’s deep, underground cave system.

A Healthy Lifestyle

Retirees who’ve relocated to the Dominican Republic often find it easier to live a healthier lifestyle. Between walkable communities, active experiences, and wholesome foods, how could it not be? Many traditional Dominican foods are naturally high in nutrients, vitamins, and antioxidants. Americans can explore traditional Dominican dishes such as Sancocho, a hearty, warming stew made from slow-cooked meat and filling vegetables such as corn, potatoes, and carrots.

Want to try making Sancocho? Retirement Communities in the Dominican Republic are typically conveniently located near daily necessities, including shops! Less than a five-minute drive from Casa Linda are several grocery stores with incredibly fresh local produce, dairy, and meats. Talk about farm-to-table!

Tranquilo Lifestyle

Unlike the United States, where ridged schedules and deadlines seemingly dictate the days, Dominicans embrace a laid-back, relaxed lifestyle. Living in a retirement community in the Dominican Republic means enjoying the moment more and less worrying about tomorrow. Americans coming to the DR can bachata away from daily stress and politics and focus on a more peaceful, tranquilo lifestyle. As commonly said in the Dominican Republic, no cojas lucha— don’t stress it!

Low Cost of Living, High Standards

The Dominican Republic is one of the most cost-effective countries to retire in, with inexpensive food, transportation, and entertainment costs. American expats can expect a high quality of life at a fraction of the cost. While costs in large cities like Santo Domingo may be higher, Americans residing in smaller retreat towns like Cabarete and Sosúa can enjoy lower prices.

Share a Caesar Salad and medium Pineapple Pizza at Castaway’s Clubhouse & Eatery, complete with two Classic Margaritas, for just over $26. That’s a steal compared to many prices in American restaurants, where that’s often the cost of one entree!

How to Purchase Your Custom-Built Villa in Cabarete with Casa Linda

How to Purchase Your Custom-Built Villa in Cabarete with Casa Linda

Purchasing a home in the Dominican Republic is similar to the United States and Canada, as foreigners have no restrictions or limitations. However, you’ll find that we make the process especially simple and stress-free for non-locals! Here’s our step-by-step guide to buying your custom-built villa in Cabarete with Casa Linda.

Step 1: Create Your Dream Villa Checklist

Before looking for your ideal villa in Cabarete, it’s key to determine the qualities and amenities you want. How often do you want housekeeping? Do you need to be close to schools? What about shops and grocery stores? Once you figure out your non-negotiables, choosing your community should be much easier!

At Casa Linda, we offer a variety of resort-like community amenities, including:

Step 2: Choose & Approve Your Villa Plan

Buying a villa in Cabarete with Casa Linda is unique, as you’ll work extensively with our architects and home designers. Once we discuss your dream home and all your desired features, we’ll devise a complete design plan. Our process is highly collaborative, and we’ll only move forward with the plan with your absolute approval.

Step 3: Pick your Villa Lot

Casa Linda is a growing community with many lots to choose from! Whether you prefer your home to have as much sun as possible or care about being closer to one of our many community amenities, we have a lot for everyone! Once you choose your ideal lot, we’ll require a $25,000 lot reservation deposit.

Step 4: Sign the Contract of Sale

Once you get your affairs in order and pick your lot, your lawyer will create a contract of sale in Spanish. You’ll be given an English copy of the contract to have signed by yourself or your lawyer. A notary is also needed to finalize the agreement.

Step 5: Building

After your contract of sale is signed and finalized, we’ll start building your villa in Cabarete! As we progress through construction, you’ll make payments for your villa in stages. The payment stages are as follows:

  1. 35% of the final selling price (minus the lot reservation deposit) is to be paid.
  2. 30% is to be paid four weeks after the last payment.
  3. 25% is to be paid four weeks after the last payment.
  4. 10% is to be paid four weeks after the last payment.

Step 6: Move in and Decorate your Villa

The part you’ve been waiting for—time to finally move in and decorate your villa! Let your personality shine, and style your tropical home exactly how you want. Whether you prefer a more Bohemian style complete with warm-toned flowing drapery and plants or enjoy a more modern, minimalist design with timeless, neutral furniture, it’s up to you! Your Cabarete villa, your way.

Step 7: Transfer of Title

After a few months, the transfer of the villa’s title will fully take place, transferring ownership from Casa Linda to you. This is the final step in the buying process, but only the beginning of your new adventure in Caribbean bliss! Congratulations, it’s time to crack open a bottle of Dominican rum and kick your feet back beside your new pool!
