What Makes Cabarete Real Estate Unique

Cabarete, on the Dominican Republic’s north coast, has become a not-so-hidden gem these days. Along the main street, you’ll find rows of locally-owned boutiques and family-owned restaurants. One of the reasons most people adore Cabarete is its blend of authentic Dominican culture with a welcoming expat community. Here, you’ll find traditional features like colmados, which are local convenience stores selling daily essentials.

That being said, we can’t talk about Cabarete without mentioning its vibrant beach scene. Cabarete is home to several international water sports competitions, drawing in visitors from all over the world to compete and watch!

What Does the Market in 2025 Look Like?

Cabarete, Dominican Republic, real estate continues to look promising, well into 2025. Here, the saying ‘location, location, location’ rings especially true, as Cabarete home prices vary significantly depending on neighbourhood, nearby amenities, and proximity to the beach! While all properties in Cabarete are naturally close to white sandy beaches, beachfront options are more expensive.

You can find apartments and condos ranging from $100,000 to $200,000, while single-family houses start around $200,000 to $300,000.

Are There Opportunities For Passive Income?

One of the biggest draws of Cabarete real estate is its desirability. So much so that many highly developed expat communities also offer their homeowners built-in short-term rental opportunities. Even if you’re out of the country, you can still earn passive income with long-term rental yields of 6% to 10% and short-term rental yields of 8% to 12%.

Is Cabarete, Dominican Republic, Real Estate Affordable?

Compared to home prices in the United States, Cabarete real estate is significantly more affordable. The average US home in 2025 is priced at $522,200. But if you’re looking for a property with a similar coastal vibe, expect to cash out more. As of 2025, homes in Miami Beach, Florida, are priced at an average of $2.9 million.

Cabarete, Dominican Republic, real estate offers affordable housing options under the sun. Here, luxury homes can be found for under $200,000. But if you’re not retired full-time or will only be able to spend a few weeks at a time, even this might not feel like an appropriate investment. Fortunately, some expat communities in Cabarete, like Casa Linda, offer unique home-buying options like Co-Ownership. Enjoy life under the sun for weeks at a time, as a fully titled partial owner of five Casa Linda properties.

So, Is Cabarete Real Estate Worth It?

What You Need to Know: Living in Casa Linda Communities

What You Need to Know: Living in Casa Linda Communities

Are you considering buying Cabarete real estate? You can achieve homeownership in comfortable surroundings with a Casa Linda villa! These beautiful homes are located in our closed community of ex-pats and seasonal travellers, where you have access to resort-level amenities. Whether you’re looking for a vacation home or plan to start a new life in the Dominican Republic, Casa Linda offers luxury at an affordable price!

Before you begin the process of selecting your villa, here are a few of our rules and regulations you should be aware of so you’re fully prepared when you arrive.

Running a Business and Working from Home

If you plan to work from home in any capacity, it’s important to understand Casa Linda’s community guidelines before getting the ball rolling. While Cabarete welcomes new business from expats, villa owners cannot operate a business from their homes. This restriction prevents your customers and vendors from potentially disturbing the privacy of your neighbours and ensures our community remains safe for all residents!

However, if you want a more flexible work schedule to enjoy your time in paradise, you are welcome to work from home as a remote employee or freelancer. When you select a villa from our floor plans, you can even include a few customizations to make a comfortable and functional home office!

Pets

Do you have a furry friend you simply can’t part with? At Casa Linda, you won’t need to worry about finding a new home for your pets- they are free to live on villa property with you and share in the luxury! If you have a larger dog, you may be required to have a fence installed around the perimeter of your villa to ensure it doesn’t escape and jump into neighbour’s yards. Installing a fence will ensure your dog can run around freely without disturbing anyone in the community!

If you’re unsure whether your pet species is welcome in Cabarete, contact us for further instructions.

Noise Restrictions

Casa Linda is a closed community, meaning you’ll have several neighbours in close proximity. While this is perfect for spending time with neighbours and making new friends, it also requires that you be more aware of everyone’s separate schedules, such as bedtimes. To ensure all neighbours are able to relax comfortably in their villas, we require that all loud noises and music be shut off by 10 p.m. By following this rule, you’ll be contributing to the peace and comradery our beautiful community is known for!

Villa Modifications

When you select a floor plan for one of our villas, we offer several customization options to ensure your home feels more like you! However, if you have an alteration you’d like to make after your villa is built, you will have to submit a request for approval. This ensures that any changes you wish to make do not cause too much disturbance within the community or impede on your neighbour’s privacy.

Renting Your Property

If you plan to be away from Cabarete for an extended period, you can earn extra income by renting your villa through our approved vacation hosting platforms! While we warmly welcome temporary visitors to our community, to ensure everyone’s safety, all renters are required to check in to the community when they arrive.

The bedrooms in our villas are designed for the maximum occupancy of two adults, so when you approve a booking, make sure the guest list doesn’t exceed two per bedroom. This ensures the comfort of your guests while not overextending our community’s services and amenities.
