Purchasing a home in the Dominican Republic is similar to the United States and Canada, as foreigners have no restrictions or limitations. However, you’ll find that we make the process especially simple and stress-free for non-locals! Here’s our step-by-step guide to buying your custom-built villa in Cabarete with Casa Linda.

Step 1: Create Your Dream Villa Checklist

Before looking for your ideal villa in Cabarete, it’s key to determine the qualities and amenities you want. How often do you want housekeeping? Do you need to be close to schools? What about shops and grocery stores? Once you figure out your non-negotiables, choosing your community should be much easier!

Step 2: Choose & Approve Your Villa Plan

Buying a villa in Cabarete with Casa Linda is unique, as you’ll work extensively with our architects and home designers. Once we discuss your dream home and all your desired features, we’ll devise a complete design plan. Our process is highly collaborative, and we’ll only move forward with the plan with your absolute approval. 

Step 3: Pick your Villa Lot

Casa Linda is a growing community with many lots to choose from! Whether you prefer your home to have as much sun as possible or care about being closer to one of our many community amenities, we have a lot for everyone! Once you choose your ideal lot, we’ll require a $25,000 lot reservation deposit.

Step 4: Sign the Contract of Sale 

Once you get your affairs in order and pick your lot, your lawyer will create a contract of sale in Spanish. You’ll be given an English copy of the contract to have signed by yourself or your lawyer. A notary is also needed to finalize the agreement. 

Step 5: Building

After your contract of sale is signed and finalized, we’ll start building your villa in Cabarete! As we progress through construction, you’ll make payments for your villa in stages. The payment stages are as follows:

  1. 35% of the final selling price (minus the lot reservation deposit) is to be paid.
  2. 30% is to be paid four weeks after the last payment. 
  3. 25% is to be paid four weeks after the last payment.
  4. 10% is to be paid four weeks after the last payment.

Step 6: Move in and Decorate your Villa

The part you’ve been waiting for—time to finally move in and decorate your villa! Let your personality shine, and style your tropical home exactly how you want. Step 7: Transfer of Title 

After a few months, the transfer of the villa’s title will fully take place, transferring ownership from Casa Linda to you.
